Home Selling 101: Getting Your Home Ready for the Home Inspection

OK you prepared your home to sell. You mowed the lawn. You put out new pine needles and you even replaced those three dead bushes. You disassembled the trampoline in the back yard that you couldn't live without three summers ago. You moved out the clutter (all into the garage and the attic) to make your home seem bigger. You painted over that purple accent wall with a neutral color. You even took down your velvet painting of "Dogs Playing Poker." You lived in your house as if it were a museum for three months. Real Estate agents have been in and out of your house more often than my family at a buffet bar.

Well, you got an offer and accepted it. The buyer's real estate agent tells you they want you to swim in a tank with live sharks.....I mean let their home inspector come and inspect your house. You feel the anxiety coming on...What to do.....no don't take those pills they talk about on TV. Read the tips in this article.

My purpose in this article is to let you know some common things that home inspectors look for during an inspection and some things you can do to prepare for the colonoscopy........I mean the home inspection. Here are my tips:

1. The home inspector is going to find something. No mater how much you prepare your house, he will find something. Don't take it personally.

2. Clean your gutters.

3. Trim any trees or branches touching the roof.

4. Caulk the joints on your trim around windows and doors.

5. Make sure all your downspouts have diverters under them.

6. Clean your oven...make sure all your burners work.

7. Make sure your disposal and dishwasher are working properly.

8. Tighten your kitchen cabinets if they are loose.

9. Tighten tour toilets if they are loose.

10. Make sure your heat and air conditioning are working properly.

11. Caulk around your tub and shower if needed.

12. Change your filters for your HVAC system.

13. Make sure all your windows and doors open and close properly. Make adjustments as needed.

14. Remember all the stuff you dumped in the attic and garage to make your house more roomy? Please clean these. The inspector will need to get in there.

15. Make sure your garage door goes up and down properly. Make sure the auto reverse works properly.

16. Replace any light bulbs that are burned out.

17. For goodness sakes whatever you do, don't put that velvet painting of "Dogs Playing Poker" back on the wall.

Get off the ledge!!! Don't jump!!! You will be fine. You will survive the home inspection process. Remember that the home inspector is still going to find some things no matter how much you prepare. Wire EDM Machines: An Overview

While there are many brands and models of Wire EDM machines available today, the three most prominent manufacturers are Elox, Japax, and Mitsubishi.

While each of these companies manufacture similar products, there will always be some varying features such as the User-interface with the CNC controller, the numbers of wires, be it a 4-axis or 5-axis Wire EDM machine, type of electrical current (AC vs. DC), and the gauges of wires that can be used. Another very big difference will be the size of the tank in which the manufacturing is accomplished.

Some examples of specifications for one model from each of these companies are:

Elox Fanuc Model M - (the Fanuc indicating the type of CNC controller that is a component of the Elox Wire EDM) has an X-axis path of 20", a Y-axis path of 14", and a Z-axis path of 10"

Japax Wire EDM Model LDM-S - has a Y-axis path 13.8" and capable of machining a work piece with the measurements of 15.7" x 19.7" x 5.9" and a table that moves 7.9" x 13.8"

Mitsubishi Wire EDM Model DWC 110 H-1 - has an X-axis of 12", a Y-axis of 18", and a Z-axis of 10"

Each of these models only represents one of many different models offered by their respective manufacturer. Variations will be observed from model to model with some differences including the distance that each axis wire can travel, the size of product that can be manufactured and the CNC controller.

When selecting a wire EDM machine, one must take into consideration the product that will be manufactured, the degrees of tolerance and variances that are allowed, how detailed the cut will be, and not least importantly, the funds available for purchasing the wire EDM.

While Elox, Japax and Mitsubishi are three prominent manufacturers of wire EDM machines, remember that there are also other manufactures of wire EDM machines.

The Difference Between an Associates and Bachelor's Degree: Which Is Right for You?

For some, the decision about their future is clear. Many students - no matter the age - want to go to a four-year university to get a bachelor's degree. More opportunities: To be frank, many jobs require a bachelor's degree to even be considered as an applicant - particularly white-collar positions. Take the television news industry, for example. If you want to be a photographer or studio assistant, an associate's degree will work. If you want to be a reporter or producer (higher-paying positions with more responsibilities), you will need a degree. Well-rounded education: Obtaining a bachelor's degree will expose you to more core classes like history, English and math. In addition, you will likely be exposed to new subjects you would never think of taking in the first place. More choices: Whereas associate degrees may make sense for someone who already has a particular trade in mind, a bachelor's degree typically affords students more choices. There are simply more majors, more fields of study and more possible paths at four-year institutions. This degree plan also gives a student more time to make a decision on his or her particular major.

As you can see, there are advantages whether you pick a four-year institution or a community college. It really depends on your own desires and goals. Education is the first step, followed by job experience. Do your research, compare costs and map out a plan.

Direct Mail marketing can be defined as "marketing through a channel that reaches the consumer directly". The channel is usually through a mailer. Seals all around the world are endangered. Some face extinction within a few years according to scientists. They are being wiped out by man, disease and natural enemies. Everything You Need to Know About Laying a Table

Proper family meal times appear to be becoming somewhat of a rarity today. Families are often at home at different times of the day and are often in a rush to eat and then get on with work or homework. So whenever you do have the chance to get together for a meal it is nice to sit down all together at the table. It is times like this that having a proper dinner set comes in handy - it means that everybody at the table has their own individual set of plates, cutlery and other items such as glasses so that everyone can enjoy their meal together.

For families that usually eat their meals in front of the TV or on the way out of the door, buying a dinner set can be the first step to making a commitment to share more family time. This can be a completely new experience for some, and so it may be that you just don't know how you should be setting the table. Although it doesn't matter too much at first, if you want to later expand the dinner and invite other people it looks far more impressive if the dinner set is laid out properly. Also, it can help to avoid confusion about which item belongs to who if there is consistency in how the dinner set is laid out.

Simple Dinner Set Layout

The simplest way to lay out a table is to place the salt and pepper and other condiments in the centre and work around that to lay the other pieces of the dinner set. Begin with the dinner plates, which should be laid out around an inch from the edge of the table. Any nearer to the edge and they risk being knocked off.

Next lay the cutlery around the plate. The knife should go on the right of the plate, with the blade facing in towards the plate. The fork then simply goes on the other side of the plate. A tablespoon should then also be placed for each person which should be laid next to the knife on the right hand side. If you are planning on having starters or other courses then you should place additional cutlery at the outside of the fork and tablespoon. Forks should be placed on the left always and spoons on the right. These should work from the outside in, so the fork for the starter is placed on the outside of the main dinner fork. If you are planning on having dessert then the fork for this should be placed on the inside of the dinner fork as it is going to be used last.

Every person on the table will need at least one glass although you may want to place two if you are intending on having wine with the meal as well as water. The glass should be placed to the right of each person, and goes directly above the knife and tablespoon.

A nice little touch is to also lay a napkin out with the dinner set for each person. This should be folded into a triangle and may be placed either on the dinner plate or next to the fork.
